Rob Nahigian has served as an Real Estate
Counselor for a 4 acre retail land development in Franklin, Mass. The
property has been planned for 3 separate pad sites. The first pad site has
been leased to Wendy's International during December, 2012. Construction is
partially completed as of Dec, 31, 2011.

Rob Nahigian during November, 2011 leased 42,258 sf of office/warehouse space to Pak Technologies of Milwaukee, WI at 95
Fitchburg Rd, Ayer, Mass. Pak Technologies Pak Technologies, Inc. has
evolved under the guidance and vision of the owner and Chief Executive
Officer, Kevin Schuele since1980. PAK Technologies, Inc. is among the
Midwest's largest comprehensive blending, packaging and distribution
companies. PAK operates nationally and internationally serving accounts with
widely varying requirements. Its base ranges from local accounts with
uniquely specialized needs to involvement with the Federal Space Program.

On October 18, 2011 at the Mass. Association of
Realtors Annual State Convention Awards Dinner at the DCU Center, Worcester,
Mass., Rob Nahigian was named as the "2011 Mass. Real Estate Educator of the
Year." His award was in recognition of his demonstrated commitment to
promoting the professional growth of agents and brokers through course
instruction, curriculum development, and contributions of academic and/or
written work to industry publications. He is the first SIOR, CRE, FRICS and
MCR to be awarded this prestigious honor. U.S. Senator Scott Brown also sent
Rob a congratulatory note on this award.

CoreNet Global announced in August, 2011 that Rob
Nahigian has earned his Master of Corporate Real Estate designation. MCR is
earned through successfully passing 6 courses required in a five year
period. CoreNet Global is
the organization of the Fortune 100 companies and is focused on corporate
real estate services and its workplace service departments. Rob is the only
New England SIOR and CRE Chapter member to currently hold this designation.

Rob Nahigian represented SleepHealth Centers, the
largest sleep health center in New England, in its lease of 11,280 sf of
corporate offices at 187 Ballardvale Street, Wilmington, Mass.

During May, 2011, the Mass. Real Estate Licensing
Commission elected and appointed Rob Nahigian to its State's Real Estate
Education Subcommittee. The Ed Subcommittee recommends required education
for the state's pre-licensing, broker and sales licensing and continuing
education courses. Rob has worked with the subcommittee over the last 3
years developing CE courses of which a total of 28 original and revised
commercial courses have been submitted. Rob has had 7 commercial CE courses
approved in the last 12 months with 5 more pending.

Rob Nahigian was named the National CRE
Editor-In-Chief of The Counselors, during December, 2010 for the
year 2011 and 2012. CRE is a national accreditation held by 1200 of the premier real
estate advisors in the U.S. The Counselors is a national publication
on real estate trends, news on CRE members, convention summaries, book
reviews and other statistical information. Rob also serves as the 2011 New
England/Upstate NY Chapter Chair for CRE.

During the fall of 2010, Rob Nahigian spoke at a
number of regional and national commercial real estate events throughout the
U.S. as an industry expert. On September 15 and 16, Rob spoke at the Kansas
City Chapter of the Society of Industrial and Office Realtors on “The Art of
Negotiating” and “Ethics in Commercial Real Estate.” On Sept. 22, Rob spoke
at the SIOR MD/DC/N.VA chapter on “The Art of Negotiations” in Baltimore.
This regional event attracted attendees from over 4 states. On September 30,
2010, Rob moderated a program “The Impact of Logistics and Intermodal
Transportation on Industrial Users and Brokerage” and “Investment Real
Estate” for Greater Boston’s Real Estate Board’s Commercial Brokerage
Association in Boston. The industrial program included a premier panel of
Lowell Richards, Chief Development Officer of MassPort, Patricia Byrne,
Regional Manager of CSX, Peter Brown, Leasing Director, Campanelli Co. and
Chuck Reilly, VP of Dacon Construction. On October 6, Rob was the keynote
speaker at the Annual Dinner of the Rhode Island Commercial and Appraisal
Board of Realtors on “Liquidity in Commercial and Residential Real Estate:
Where we’ve been, where we are and where we are headed. Connecting the
Dots.” Approximately 70 attendees came to the Squantum Association in E.
Providence in a sell-out of premier commercial brokers and appraisers. On
October 9, Rob was invited to speak at the National Convention of Colliers
International at The Renaissance in Nashville, TN. Over
700 commercial brokers attended the convention. Rob’s concurrent session was
“Synergistic Sales Skills: Getting to the Next Level.” On October 18, Rob was also
invited to speak at the State Convention for the Mass. Association of
Realtors at the DCU Center in Worcester, Mass. He offered 2 commercial
programs at the State Convention, “Evolution of the Commercial Product” and
“Commercial Real Estate Transactions.”
- On April 16, Rob represented Global Supply, Inc. in its purchase
of an industrial facility located at 31 Sixth Road, Woburn, Mass. Rob worked
with Global Supply, a leader in the distribution of nuts and bolts, since
January, 2009. The industrial facility consisted of one building comprising
of approximately 12,580 gross square feet of office and warehouse space
situated on 1.08 acres. The purchase price was $ 1,183,475. Rob also leased
4,060 square feet of industrial space at Dawson Industrial Park, 50 Brigham
Street, Marlboro, Mass. Rob represented the landlord, A.P. Dawson Realty
Trust. The tenant is Insight Pest Solutions, LLC.

April, 2010, National Association of Realtors has invited Rob
to conduct a webinar on "Liquidity and the 2010 Commercial Real
Estate Market." The webinar was pre-recorded during March, 2010 and
aired to an anticipated 83,000 commercial
real estate practitioners.

During March, 2010 Rob Nahigian
completed a lease with LivHome, a home care national company for 2,500
sf of office space in Wellesley, Massachusetts.

Rob Nahigian completed
an advisory assignment for a northeast distribution center researching new
locations in Massachusetts for 50 acre, 800,000 sf facility. Rob was engaged
to provide strategic planning services and corporate alignment analysis to
evaluate the maximum benefits of the real estate expansion.

During February,
2010, The Ohio Association of Realtors and the Realtors Association of
Acadiana have been awarded grants from NAR to engage Rob Nahigian as its
speaker during 2010 as part of the NAR Signature Series Program. Rob, an
NAR Signature Speaker, will speak for RAA in Lafayette, LA on May 11,
2010 on "Servicing the Needs of the Commercial Tenant" and on June 16,
2010 will speak in Columbus, Ohio on "Working Opportunities for
Investors in a Down Market." Additionally Rob will be speaking in
Philadelphia, PA for the SIOR Designatiion Courses, "Synergistic Sales"
and "The Art of Negotiating" on June 9, 2010.

September, 2009, Rob Nahigian consummated two office leases in
Waltham and Charlestown, Massachusetts.
The
first lease completed was an office lease transaction
representing OMICRON electronics USA, an Austrian based company.
OMICRON leased approximately 5,600 square feet of office space at
230 CityPoint in Waltham, Massachusetts. The landlord is BP Prospect
Place LLC of Boston, Mass. Rob was engaged as its exclusive broker
on this assignment from May until the lease consummation during
September. OMICRON leased its first Boston area location and holds
its U.S.
headquarters in Houston, Texas. Approximately 15
employees will be working in the Waltham office.
OMICRON electronics is an international company providing innovative
solutions for primary and secondary testing. Combining innovation,
leading edge technology, and creative software solutions, OMICRON's
sales have world leader status for this niche market today.

Rob Nahigian also completed a second lease transaction during September,
2009 representing
Health Management Systems in its expansion and renewal of approximately
20,881 square feet of office space at the Hood Business Park, 510
Rutherford Ave, Charlestown, Mass. Cushman &Wakefield represented the
landlord, Hood Business Park LLC. Health
Management Systems (HMS) is the strategic source for innovative
revenue recovery and cost containment solutions that benefit public
healthcare.

Rob Nahigian, FRICS, SIOR, CRE
of Auburndale Realty Co., Newton, Mass. recently spoke as an invited
educational speaker at the Massachusetts Association of Realtor’s State
Convention on Monday, October 19th and at the National Fall
Convention of the Society of Industrial and Office Realtors in Toronto
on Oct. 28 and 30, 2009. At the MAR State Convention, over 150 attended
his entitled “Commercial Real Estate Basics” and “Commercial Leases and
Leasing Basics”. The State Convention attracted over 450 commercial and
residential real estate brokers for this 2-day convention held at the
DCU Center in Worcester, Massachusetts.

On
Wednesday, Oct. 28 and Oct. 30, 2009, Rob was invited to speak at the
National Convention of the Society of Industrial and Office Realtors in
Toronto. SIOR is an affiliate of the National Association of Realtors
and is a professional designation that is earned by the premier office
and industrial real estate brokers in the U.S. and internationally.
There are approximately 3,200 members of SIOR and approximately 500
attendees were present at the Fairmount Royal Royal York Hotel in
Toronto. On Oct. 28, Rob offered an educational session on “Build-to-Suit
Development.”
This program provides an executive level of material at a fast-moving
pace with intensive algebra and math. This program included: concepts of
wealth building, asset allocation, types of developers, pro formas, soft
and hard costs, and financial analysis.
On
October 30th, Rob spoke during the convention on
“Liquidity and the 2010 Commercial Real Estate Market: Connecting the
Dots with Today's Global Capital Flow.”

On May 28, 2009 Rob Nahigian was sworn in as a member of the
Mass Highway Real Estate Appraisal Review Board for a 3 year term.
The appointment was made by Gov. Patrick and he stated in a letter
to Rob that he appreciated Rob's willingness to serve the
Commonwealth and that Rob's experience and sound judgment would
contribute substantially to the Board. The Board recommends final
valuation on all eminent domain cases over $300,000 taken by Mass
Highway throughout the Commonwealth.

Rob Nahigian was invited and will speak on a panel at the June
16, 2009, CoreNet Regional Symposium at Harvard University. The
program is entitled; "The upside of the Downturn: How to take
advantages of Tough Times in a Commercial Lease". Rob will speak on
the issues that landlords face with specific clauses in a commercial
real estate lease in a weak economy. He is also an adjunct professor
at Boston University on the Commercial Lease Document.

Auburndale Realty
completed a separate industrial and office lease in Ayer and Braintree,
Mass. Scopro Rigging and AIC leased 7,200 sf of industrial space at 95
Fitchburg Road, Ayer, Mass. Additionally Super Clean leased 33,600 sf of
warehouse space at 95 Fitchburg Road, Ayer, Mass. Hooper Holmes leased
1,717 sf of office space at 222 Forbes Road, Braintree, Mass.

The Counselors of Real Estate held its National Conference in NYC at
The Waldorf-Astoria from March 29-31, 2009. On Monday, March 30th,
Brian Cocoran, Selection Committee Member announced at the “Welcome
Members Luncheon” with over 200 attendees that the recipient of its
2009 James Felt Creative Counseling Award for the most outstanding
achievement and ingenuity counseling project for the CREs
nationally. This year’s recipient was awarded to Rob Nahigian, CRE
of Auburndale Realty Co., Newton, Massachusetts.
Rob’s project of the year was a 3 year advisory assignment with the
Abby Kelly Foster Charter School and its real estate acquisition.
The acquisition consisted of $37 million, 301,259 gross square foot
complex situated on 15 acres known as 6 and 10 New Bond Street,
Worcester, Massachusetts. Rob was engaged for this project during
September, 2005 and it was completed June 19, 2008. It is one of the
largest real estate charter school acquisitions in U.S. history.

Auburndale Realty Co. completed a corporate rep assignment
with Ciena Corporation of Linthicum, Maryland. Ciena is listed on
NASDAQ and is a global leader in communication network
infrastructure, associated software and professional services. Rob
Nahigian acted as its exclusive corporate broker for its Acton,
Massachusetts office/R&D facility. Rob consummated a lease agreement
with Ciena for 45,855 square feet at 35 Nagog Park, Acton,
Massachusetts. The lease was executed during September, 2008 with
the landlord, KBS Realty Advisors.

On June 19, 2008, Rob Nahigian, FRICS, SIOR, CRE of Auburndale
Realty Co., Newton, Mass. completed a three year real estate
counseling/advisory assignment for Abby Kelley Foster Charter School
in Worcester, Massachusetts. The assignment culminated in the
largest real estate acquisition by a charter school in eastern U.S.
and the largest bond issuance for a charter school in the U.S of
approximately 301,259 gross square feet of buildings on 15-acres of
land. The $35 million tax-exempt bond issuance closed on June 19,
2008 with the acquisition of 6 New Bond Street for $7.0 million and
a future acquisition of 10 New Bond Street, Worcester, Mass.
will serve over 1400 students.

January, 2008, Rob Nahigian
was
voted by its share holders as a Board of Advisor for the New England
Realty Associates, a AMEX publicly listed real estate investment company
located in Brighton, Mass. NERA focuses on the acquisition of
multi-family and retail properties in New England.

During the Spring to the Fall, 2006, Rob Nahigian advised and/or
brokered on approximately 1,517,555 square feet of commercial real
estate projects. Rob provided advisory services to a developer in MetroWest (Mass.) on the possible development of 170,000 square feet
of office and industrial real estate. He provided advisory services to
an owner of a hi-end 10,200 square foot retail building in Wellesley
Center, Mass. for an asking price of $6.9 million. He then completed
advisory services to a Newton (Mass.) landlord on the office/retail
lease renewal of 3,902 square feet to a US government agency. He
represented an S&P 500 tenant in the office lease of 38,147 square
feet in Billerica, Mass. He represented Sleep Health Centers LLC, the
biggest New England sleep health center, in the medical/office lease
of 5,306 square feet at 125 Newbury St, Framingham, Mass. He then
completed a long-term lease with Sleep Health Centers for 10,000
square feet at 1505 Commonwealth Ave., Boston, Mass. Rob also
completed expert testimony and advisory services on a 530,000 square
foot industrial complex in Boston. He provided
advisory/brokerage services to AKFCS for a possible 250,000 square
foot school in the Worcester Mass. area. He also provided marketing
advisory services to Geronimo Properties of Leominster, Mass. on its
retail portfolio of approximately 500,000 square feet.
